Carefully selected commercial properties, co-owned by a group of investors, managed with ongoing stewardship. Capital protection is a priority from the outset. Income distributed regularly.
DISCLOSURE: These investments are only available to wholesale investors as defined under the Financial Markets Conduct Act 2013. If you are unsure whether you qualify, please speak with us or your own adviser before proceeding.
Vulcan Commercial Property gives wholesale investors in New Zealand the opportunity to participate in carefully selected commercial property syndicates. Rather than purchasing a property outright – with all the complexity, concentration risk, and management burden that entails – investors participate alongside others in a professionally assessed and managed opportunity.
Each investment involves a group of investors co-owning a specific, named property. Capital protection is a priority from the outset. Net income is distributed regularly. On exit, proceeds are distributed proportionally after costs. All gains and losses in property value are shared.
Individuals from the Vulcan team often invest in these opportunities alongside its investors. We apply the same capital protection first, income focused criteria to our own capital that we apply to yours. That alignment matters.
Every property considered for a Vulcan Commercial Property syndicate is reviewed by Vulcan’s Credit Committee using a balanced assessment of key investment criteria.
Capital protection is the priority, with each opportunity evaluated on its overall investment merit.
Well-located, fit-for-purpose buildings. Location quality is a primary driver of long-term income stability and exit value.
Strong, creditworthy tenants. A lease is only as reliable as the business behind it. We assess the tenant as carefully as the property.
Minimum six years remaining; nine or more strongly preferred. Lease certainty protects income and exit value. Short-term leases introduce uncertainty we don’t accept.
Commercial property investments are typically longer term, with the investment period varying by property and opportunity. Each investment is generally reviewed after 3–4 years to assess its performance, market conditions and the options available to investors.
Ordinary freehold title strongly preferred. Complexity in title introduces complexity in exit – we avoid it.
Single or dual tenancy preferred. Multiple tenancies introduce income variability and management complexity.
In line with independent market valuation. We do not overpay in pursuit of deal volume. The price paid is the starting point for capital protection – and the baseline for income returns.
Strong potential, ideally with structured rental increases built into the lease. Income should hold its value over the investment term.
Every property is assessed on its own merits. The Credit Committee takes a balanced view of the investment against Vulcan’s criteria, with capital protection and sustainable income at the forefront of every decision.
Over 27 years, Vulcan has assessed and managed investment syndicates across New Zealand – commercial property, mortgage investments, and specialist opportunities.
Today, that experience underpins a $330M+ actively managed portfolio. Each investment assessed against the same capital protection first, income focused criteria. Each managed with ongoing stewardship.
This is not presented as a performance guarantee. It is evidence of a process: discipline applied consistently, over a long time, across a wide range of market conditions.
Vulcan Commercial Property is designed to provide investors with a meaningful, regular income return – while maintaining a conservative, capital protection first approach.
We don’t lead with rates. We lead with the quality of the opportunity. If the structure is sound, the return follows.
Target returns vary by opportunity and are disclosed in full in the Investment Memorandum for each syndicate. No investment decision should be made without reviewing that document.
DISCLOSURE: Past performance is not indicative of future returns. Target returns are not guaranteed. All investments carry risk, including the risk of loss of capital. This is not financial advice. Please consult your own adviser.
Placing capital is not the end of Vulcan’s responsibility. We remain actively involved across the full lifecycle of each property syndicate.
That means monitoring performance, managing tenant relationships, protecting income continuity, renegotiating where required, and guiding the investment through to exit – with clear, factual reporting throughout. If an issue arises, we address it directly. We don’t wait to be asked.
Stewardship is an ongoing obligation, not a promise on a page.
