Contributory mortgage investment.

Vulcan Mortgage Investments gives wholesale investors the opportunity to participate in individually assessed mortgage loans. Investors see each opportunity in full – the property, the borrower, the term, the rate and Vulcan’s assessment – and decide whether to participate.

Interest is paid monthly. Every loan is written for a set term and secured over New Zealand property. No loan proceeds until it’s approved by Vulcan’s Credit Committee. That discipline has been applied consistently since the firm’s founding – it is structural, not procedural.

Vulcan Mortgage Investments has been successfully operated for over 50 years.

The criteria applied to every loan.

Registered mortgage security

All loans secured by a registered mortgage over New Zealand property. No unsecured lending.

Maximum LVR by asset type

Every loan is subject to a maximum loan-to-value ratio, set according to the asset category – residential, commercial, or land. This buffer protects investor capital against falls in property value.

Exit strategy

Every loan is written for a set term – typically 12 months, generally between 6 months and 3 years. Investors know when their capital is scheduled to be repaid before committing.

Each loan is assessed on the quality of the security and a clearly defined exit strategy – how the loan will be repaid at the end of that term.

Ability to service interest

Borrowers are also assessed against their ability to pay the monthly interest cost. Where appropriate, interest is deducted from the loan advance upfront, helping provide a consistent income stream for investors.

Full loan review

Every loan is assessed against Vulcan’s lending criteria and reviewed by the Credit Committee before being offered to investors. Decisions are based on a balanced assessment of the overall opportunity rather than any single criterion, supporting consistent, informed lending decisions.

Borrower pays fees

All establishment costs are met by the borrower. Investors receive a clear net return.

Individual loans. You see what you're investing in.

Each Vulcan Mortgage Investment is a specific, identifiable loan secured over a specific property. Investors are presented with the full details of each opportunity – the property, the borrower, the term, the rate and Vulcan’s assessment – before deciding whether to participate.

You decide on each loan individually.

02

CAPITAL PROTECTION

03

Income & Repayment

Investors receive monthly interest payments throughout the term of the loan – typically 12 months. Capital is repaid at the end of the term.

Years of SECURE mortgage lending.

Experience builds discipline.

For over 50 years, Vulcan has applied the same balanced lending approach across every market cycle – prioritising capital protection, rigorous Credit Committee oversight, and consistent monthly income for investors.

Reliable income. Not speculative returns.

Vulcan Mortgage Investments are designed to generate consistent monthly income – while maintaining a conservative, mortgage-secured approach to capital protection.

Return rates vary by loan and are disclosed in full prior to each investment decision. Our focus is the quality of the security and the borrower’s capacity to service the debt. The return follows from that discipline – not the other way around.

We don’t chase yield. We apply consistent criteria. If a loan doesn’t meet our standards, it doesn’t proceed – regardless of the rate on offer. That restraint is the source of income reliability, not a compromise of it.

DISCLOSURE: Past performance is not indicative of future returns. Interest income is not guaranteed. All investments carry risk, including loss of capital. This is not financial advice. Please consult your own adviser.
